Will only putting my property on the internet capture every buyer?

Since the real estate sites began it has created the long-lasting battle between digital and print media. So many sellers opt to save as much money as they can and only prefer putting their funds toward internet advertising and not spending money anywhere else.

In short, yes you can easily sell your property solely with internet advertising, though over the years I have been able to watch the difference in results between sellers just using the real estate sites and the sellers investing money in different areas to broaden the search for their buyer. The latter always end up with a greater result.

There are two types of buyer that we encounter when selling property. There is the active buyer, who are people in the market to buy and searching for property. The real estate sites will capture one hundred percent of these buyers and you will have every potential purchaser come through your property, so long as you have priced it right and done the basics to attract them to your open.

The other type is a passive buyer. These buyers are generally cashed up purchasers who are not actually looking for a property, but if they come by something of interest, they are able to purchase immediately. These buyers are a mixture of developers, builders, renovators, downsizers, investors and any other buyer that either make money short term or long term with property. Because they a lot of them have an existing portfolio of property or an open line of credit with the banks, they are able to buy straight away and generally have more money to spend for something the really want.

In many cases it’s these buyers who take property prices to the next level, they really push the competition. If you’re not exposing your property to these buyers, there is a high possibility that you will leave money on the table. At worst, if you created a campaign that would attract these sorts of buyers along with active buyers, you have covered all your bases and can feel comfortable that you’ve exhausted all aspects of marketing and your result is the best outcome at that time.

When you go to sell your property, make sure your agent has created a marketing plan that is able to expose your property across all medias, from real estate sites to local print media and even social media. Without going to crazy with a budget, invest a good amount of money and have a customised strategy that will expose your property to the greatest amount of potential purchasers and let the competition do the rest.
