Because they a lot of them have an existing portfolio of property or an open line of credit with the banks, they are able to buy straight away and generally have more money to spend for something the really want.
In many cases it’s these buyers who take property prices to the next level, they really push the competition. If you’re not exposing your property to these buyers, there is a high possibility that you will leave money on the table. At worst, if you created a campaign that would attract these sorts of buyers along with active buyers, you have covered all your bases and can feel comfortable that you’ve exhausted all aspects of marketing and your result is the best outcome at that time.
When you go to sell your property, make sure your agent has created a marketing plan that is able to expose your property across all medias, from real estate sites to local print media and even social media. Without going to crazy with a budget, invest a good amount of money and have a customised strategy that will expose your property to the greatest amount of potential purchasers and let the competition do the rest.
