Selling property in general is very tailored to each area and how the market performs in those specific regions. Listing your Melbourne apartment with a CBD agent can be tricky as there are so many agents to choose from. It’s very easy to not interview enough agents, actually it’s very easy to only speak to one agent and think that we’re all the same. What you need to be wary of, is the fact that a lot of agents in the CBD aren’t very experienced and there is a likely chance you may not reach the optimal price for your property.
Take the time to interview agents, this is essential. Do research into different companies and all the different agents, look at their track record, what they are listing property for versus how may they sell it for, how long they have properties on the market and try to make it around to some open for inspections to see how they present themselves and the apartments they’re selling. It’s quite appalling that many agents in Melbourne city aren’t getting the basics right. I met with a client yesterday at a private inspection, he mentioned that four out of the five appointments he had to view properties, the agent didn’t even show up. Only two were apologetic, one didn’t care and the other was not contactable throughout the day and never returned the messages. This buyer is extremely cashed up and is buying multiple properties at the drop of a pin. He is not giving any of the agents a second chance and has taken all properties of his list based on the service he received.
Make sure that throughout the agents’ presentation, they have you in the forefront. The only thing that matters is you and how to get you the best price for your property. the agents that you interview should provide you with a relevant comparable sales analysis, relevant being the operative word, a tailored marketing solution to get the highest ratio of buyers to your place against your competition (apartments that are similar and are currently on the market) and a method of sale strategy that will lead to you achieving an amazing result. If they sit there and talk about themselves, how great they are and how many properties they’ve sold, well I would keep on searching until I found someone who is more worried about me, my situation and has my interest before theirs.
As mentioned, there’s no shortage of the selection of agents throughout the Melbourne CBD. Take your time to find the good ones, because there are some amazing agents that I rate against some of the best in the state. They are few and far between, but they’re there and waiting to make you a raving fan.
