An agent with a huge amount of local knowledge is far from obsolete and they still have the edge over newcomers or outsiders, but the most important skill any agent needs is how to read human behaviour.

Property is about people more than anything else. Emotions play a huge part of the process and emotions is the key to how a sales campaign will go. Being able to read people well, will give your agent the upper hand in negotiations. They will know when to push and pull, when to stand strong or take offers. Understanding the position of your buyers and knowing what’s driving them will allow your agent to set a strategy that will get you the best price.

I would trade ten agents with local knowledge or the gift of the gab for an agent who can read a person from the word go. I guarantee, that agent will get the best outcome and probably won’t even discuss anything about the area maybe even the property. That agent will work the buyer against themselves until they have given every single penny they can afford to give. I’m pretty sure that’s the agent you want in your corner.
