Whenever I speak to a client about selling their property, it always begins in the same way. What seems to really matter are these two things… How much am I going to get? And How much is it going to cost me? Essentially, this seems logical to focus on these two areas. What I have learnt over the years, is that, during and after each campaign, what seems to be the most important information to discuss in the beginning plays no part in the end result and how that comes about.

What to remember… What an agent says you’ll get as a sale price, has no bearing on what the market will determine and what the end result will be, your property is worth what someone is willing to pay (how it gets there and the processes and strategy in place to get the best price is a completely different story). How much you decide at the beginning to pay an agent to what can be negotiated at the end if need be, again shouldn’t have any impact on your selection process. Last, but not least, what you invest into marketing, ultimately will determine your end result and the overall exposure of your property, big or small budgets, either way, it has to be done.

If knowing in the beginning that what seems to be important, isn’t so important anymore, then what do you base your decision on? Here’s what I’ve learnt over time, a high level of communication and being able to service both sellers and buyers seems to be of major importance, allowing every party involved the opportunity to make informed decisions. Another thing is, having an immediate sense of trust with your agent to know one thing, this agent will always work in your best interest and will ultimately get you the best price achievable on the day without leaving any stone unturned. Also a big factor is having a feeling of confidence that you have the ability to call your agent anytime with any question and have answers as soon as humanly possible.

It really is amazing how the initial conversations we have with clients really have minimal impact throughout the process of selling and because we’ve worked hard enough, our clients always feel happy to know where their money was invested, even greatly satisfied with that investment.

Always remember… The decision to appoint an agent to sell your biggest asset should be based solely on one thing… Choose the agent who has instilled into you the trust that they will get you the best price achievable on the day.
