If you price yourself out of the market, people will not waste their time to come and look at your property, especially when your neighbour is offering a similar property at less price.
When we market a property, time is what we’re trading. We are trying to buy people’s time to come to our inspections and we do this by getting the marketing right from the beginning. If you have professional photography, advertise your property in all the different mediums available and you competitively price your property against others that are similar, you will capture a higher attention rate. With more attention, you will have more people coming to your property.
It doesn’t matter what you do inside your property or how you have it presented for sale or rent. If you don’t have prospective buyers or tenants, then no one is seeing any of it. When you’re appointing your agent, they must be a blend of a marketer and a negotiator. Everyone automatically thinks they will choose the best negotiator to get them the best price. But, without people to negotiate with, the marketer will win the day.
