When it comes to our home plenty of us let our emotions cloud our judgement and it becomes very easy to fall into traps set by real estate agents. The main trap and one of the easiest ways to win a listing is to give an appraisal higher than the actual worth.

A number of agents out there spend many hours training themselves in pitching high values to vendors. They’ve become so good at believing their own BS that they easily fool owners into their beliefs. These agents play the long game and over months, condition.. oops, I mean “educate”, their vendors to eventually drop their price until it becomes reasonable enough to sell.

It’s simple, do your research and self value your home based on properties that have sold in your area that are comparable to yours, remain conservative and if the agent gives you a number you know is too high, especially without providing any evidence through other similar sales, then call them out on their BS. There’s more harm than good when you overprice your property and miss the market.
