How long should I stay with the same real estate agent, before I change?

What can sometimes be amazing in this world, is the loyalty people have to under performers. Selling a property can be one of the biggest transactions you will make in a lifetime and yet, the decision to go or stay with agents that have not provided results seems to be okay for many. But, every day you spend with that agent, you are harming yourself and your opportunity to get the best price the market is willing to pay.

For most real estate, the only reason why a property may hang around longer than normal is due to an agent buying a listing. This means, they inflated the appraisal to win your business and have now missed the market by advertising your property at a high price. The problem is, no one is willing to waste their time to inspect the property because of unrealistic expectations on the seller’s behalf.

So, how long do you wait until you change? You don’t! When it boils down to it, this is business and you need to treat it this way. This sale matters to you, but to many agents, it’s just another commission. Don’t let yours or your agents laziness or complacency get in the way of you maxing out your sale price. You must act swiftly and begin the interviewing process, on the hunt to find a better agent.

By giving more and more time to an under-achieving agent, you extend your duration in the market place and stale your property. A property that has sat on the market for an extended period, generally attracts only the bargain hunters, which means you sell for a bargain price.
