Don’t ever sell to a single buyer, always have competition

In a market like we’re in where there isn’t a shortage of buyers, here is absolutely no reason to sell your property to a single buyer without having them compete against another. There is just to much money left on the table if you do.

It may serve the purpose and allow you to have a quick quiet transaction, though isn’t it worth just extending the time by a few weeks with the off chance that you may be able to earn thousands or tens of thousands of dollars more? When an agent says to you that they have the perfect buyer for your property, that’s a great start. That buyer is going to buy the property without thought. So what harm is it exposing your property in search of competition for that buyer.

If you do not have a minimum of two offers on your property and you’re selling in less than thirty days, you are doing an injustice to yourself. Just the other day we received multiple offers on a property leading to an end result of an extra one hundred and thirty-seven thousand dollars more than what our owner wanted, with a reserve in the mid six hundred thousand. It took just over two weeks in campaign and not only did it beef up our owner’s bank account, we did justice for her neighbour and the neighbourhood.

Exhausting a marketplace is the only way to sell real estate. This is a business decision as much as it is emotional. This transaction is a life changing decision, depending on who you choose to sell your biggest asset will make a world of difference to your future.
